Smaller repair and maintenance services are generally limited to qualifying properties located within approximately 20 driving miles of KDI’s Riverside office. Address verification is required.
KDI offers a complimentary initial consultation to discuss your property, project goals, preliminary scope and recommended next steps.
Accurate construction pricing often requires photographs, measurements, plans, material selections, site information or an onsite evaluation. For that reason, a complete estimate may not always be available during the initial consultation. Any design, inspection, planning, preconstruction or estimating fees that apply will be disclosed before those services are performed.
Remodeling and reconstruction projects may also contain concealed defects or conditions that could not reasonably be observed before demolition. Examples may include hidden water damage, deteriorated framing, unsafe wiring, damaged plumbing, mold or moisture conditions, and noncompliant prior construction.
Rather than automatically increasing every proposal to cover conditions that may never be encountered, KDI develops its initial pricing around visible conditions and the reasonably identifiable scope. We then explain foreseeable risks and establish clear expectations concerning work that may become necessary if concealed conditions are discovered.
Certain projects may require a reasonable allowance or contingency for anticipated but unconfirmed concealed conditions. If a concealed defect or condition is identified, the assigned project manager will document it, explain how it affects the project and walk the customer through the available options based on the customer’s needs, project requirements and budget. Any additional work will be addressed in accordance with the construction agreement and applicable change-order procedures.
A KDI representative will gather preliminary information about your property, project goals, desired timeline, location, funding needs, design preferences and anticipated investment.
We will then determine whether the project appears to be a good fit for KDI and explain the recommended next step. Depending on the scope, that may include an onsite consultation, document review, design meeting, financing discussion, insurance-estimate evaluation, preliminary scope development or preconstruction agreement.
Yes. KDI can coordinate the project from early planning and design through permitting, construction and completion.

Depending on the project, KDI can assist with cabinetry, countertops, flooring, tile, plumbing fixtures, lighting, windows, roofing materials, paint colors, hardware and other finishes.
Selections must be completed according to the project schedule. Late selections, unavailable products, delayed deliveries or customer-requested changes may affect pricing and completion dates.
KDI provides custom cabinet and countertop solutions through its integrated fabrication capabilities and qualified manufacturing partners.
Options may include custom cabinet layouts, door styles, storage solutions, countertop fabrication and coordinated installation. Availability depends on the design, material, project location and production schedule.
KDI will assign a sales/project manager who will be involved from the sales and planning stages through project completion. Your sales/project manager will serve as your primary point of contact throughout the project and will help coordinate communication, planning, documentation, approvals and construction progress.
Additional project managers, designers, engineers, trade partners, field personnel and administrative team members may participate depending on the project’s scope and complexity.
This coordinated structure allows KDI to manage the different phases of the project through one accountable team while giving the customer a consistent primary contact.
KDI develops pricing based on the actual requirements of the project, including:
KDI does not rely solely on a generalized price-per-square-foot formula when a project requires detailed scope development. Two projects with similar square footage can have substantially different costs because of design complexity, demolition requirements, accessibility, material selections, existing conditions and code requirements.
KDI operates as a full-compliance general contractor. Our projects are planned and performed according to applicable safety, quality and licensing standards. KDI is licensed, bonded and insured, and we require appropriate licensing and insurance from the trade partners participating in our projects.
These protections matter. Contractors who are unlicensed, improperly classified, uninsured or inadequately insured may present financial, safety and liability risks to the property owner. Customers should independently verify any contractor’s license status, bond and insurance before entering into an agreement.

When comparing proposals, customers should evaluate what is included, excluded or listed as an allowance—not only the total price. A lower proposal may omit work that becomes necessary later or may be based on different materials, workmanship, licensing, insurance, supervision or warranty standards.
When applicable, KDI may provide a Transparency Report with its estimate. The report helps customers understand typical pricing ranges for comparable work within their ZIP code and shows where KDI’s proposal falls within that range.
The Transparency Report is intended as an informational comparison. It is not a guarantee that every contractor, property or project will have the same price. Actual pricing depends on the project scope, site conditions, materials, workmanship, contractor qualifications, insurance, warranty coverage and other project-specific requirements.
Yes. When appropriate, KDI may recommend alternative materials, products, construction methods or scope adjustments that could improve value without unnecessarily compromising performance, quality, safety, code compliance or warranty requirements.
KDI’s product-sourcing and procurement capabilities may provide access to manufacturers, wholesalers, distributors and factory-direct options. Product availability and potential savings vary by project.
An allowance is an estimated amount included for an item or category that has not been fully selected, confirmed or priced when the agreement is prepared.
If the final approved selection or required work costs more or less than the allowance, the contract amount may be adjusted according to the agreement. An allowance is not a guaranteed maximum price unless expressly stated otherwise.
Allowances may also be used for anticipated but unconfirmed concealed conditions when the exact extent of the required work cannot reasonably be determined before demolition or further investigation.
A change order is a written modification to the original agreement. It may address:

If a customer authorizes work before the carrier approves additional funding, the customer may remain responsible for any amount the insurance carrier does not pay.

When a mortgage company is named on an insurance payment, it may hold the funds and release them through a draw, documentation or inspection process.
The property owner is responsible for completing required mortgage-company documents and cooperating with the release process. KDI may provide invoices, progress information and other reasonable construction documentation, but KDI cannot control the mortgage company’s processing times, inspection requirements or funding decisions.
Yes. KDI provides warranty coverage as stated in the signed construction agreement and applicable warranty documents.
Warranty periods and coverage vary based on the type of work, product, manufacturer and project agreement. Manufacturer warranties may apply separately to certain materials, fixtures, appliances and equipment.
